Have you changed your mind about the timeshares that you bought? Do you wish to dispose of your timeshares? Then read on....

Many a times, you may find yourself wanting to sell off the timeshares for one or more reasons. Maybe you don't like it as much anymore or you have better uses for the money you spend on maintenance etc. However, selling timeshares is not as easy as buying them! The factors of location, resort, unit size, season and type of ownership are important while selling timeshares. Needless to say, timeshares in well maintained resorts at popular locations, for large unit sizes and Red seasons are easier to sell. Also deeded ownerships are easier to sell than limited right to use agreements as the latter decreases in value as the date of expiry approaches.

The disparity in supply and demand is a sticking point while selling timeshares as the supply significantly surpasses the demand. The price plays a critical role in their saleability. Timeshares should be purchased to use for vacationing and not as an investment that you hope to cash in on, in the future or else you might be in for a rude shock. In fact, you may not always be able to get back even what you spent on buying it. Market surveys indicate that if you can recover 50% of your cost, it's a good deal! Don't equate timeshare resale to the sale of an apartment because of the basic difference that your apartment is unique while there are many timeshares out there for sale, maybe even at the same resort!

So you must price your timeshares realistically and competitively. A good guideline would be past or current resale deals at the same resort. It also helps to advertise your sale well to reach out to many prospective buyers. But the advertising cost should be kept as low as possible to make your sale viable. If you are approaching a resale company, make sure they advertise your timeshares widely. Stay clear of companies that recommend an appraisal of your timeshares for the resale and demand an appraisal fee. Any resale company worth its salt must be able to tell you upfront the worth of your timeshares vis-à-vis other similar timeshares. Advertise liberally on the available free Internet sites, some of which allow you to put up your timeshares for auction. Your resort's newssheet or bulletin board are also a very effective, as people interested in buying into your resort will definitely look these over.

In a nutshell think from the buyers' point of view, keep your price realistic, advertise well and in the meanwhile try to make the most of your timeshares!
